Not another slide deck about a hot market. A lecture built from more than 300 real deals.

Every lecture rests on cases from the field, with no names or identifying details: what worked, what nearly failed, and what should have been checked first. The audience leaves with precise questions to ask and a checklist they can use the very next day.

Three core lectures

Each one stands on its own, and each one is tailored in advance to the audience, the country and the language.

I · The signature abroad

Before you sign abroad

What to check before buying property in another country, and how your money stays protected

The lecture follows a private buyer from the moment they see a listing until the property is registered in their name: title and encumbrance checks, the preliminary contract, payments, tax in Israel and in the property's country, and the exit on the day they want to sell.

What you take away

  • Five checks to run before paying a deposit
  • What a preliminary contract that protects the buyer looks like
  • How to pay in a country without an escrow system like Israel's
  • What to report to the tax authority, and when

II · Building abroad

Building abroad: from land to keys

Real-estate development overseas, without the surprises that cost the most

A lecture for developers and contractors who build, or are considering building, outside their home country: choosing land and checking the zoning plan, permits, the local company structure, agreements with local partners, bank financing and off-plan sales. Each stage is shown through a real case from the field.

What you take away

  • What to check in a plot before committing to buy it
  • How to set up the right holding structure for a project abroad
  • What must appear in an agreement with a local partner
  • Where projects get stuck on the way to a permit, and how to prepare

III · The cross-border map

The cross-border map: Israeli capital and European real estate

Where money, law and markets meet, and what changes in 2027

A wide view of eight markets, from Romania and Greece to Portugal and the United States: how each one works, what is changing in regulation, and what the real-estate ties between Israel and Europe look like from the legal side. It suits a conference stage, and also a local audience in Romania that wants to understand the Israeli investor.

What you take away

  • Eight markets compared by risk, tax and process
  • The regulatory changes worth knowing ahead of 2027
  • What Israeli investors look for, and how to work with them well
  • How to spot an opportunity without ignoring the risk

Questions about lectures

In which languages are the lectures given?

In Hebrew, English and Romanian. Romanian is Ilan's mother tongue, so lectures in Romania are given without an interpreter.

Can a lecture be booked abroad?

Yes. Lectures are given in Israel, in Romania and in other countries, and on Zoom for an audience anywhere.

Can two lectures be combined?

Yes. In the planning call we put together the combination that suits the audience and the time available at the event.

Is the lecture legal advice?

No. The lecture presents general information and examples. Advice on a specific deal is given only in a personal meeting, after reviewing the details.

What does it cost?

The fee depends on the format, length and location, and is shared in the planning call.
