In brief
Even after age 55 it is possible to obtain a mortgage from a Romanian bank, but the bank calculates the term according to the age you will reach on the day of the last payment. At BCR, for example, this is the statutory retirement age for employees (63 for women, 65 for men) and age 75 for pensioners, as of October 2026. A short term increases the monthly repayment and the required income, so it is worth calculating the figures and considering alternatives before committing to a property.
Key takeaways
- 1The bank asks how old you will be at the end of the loan, not how old you are today.
- 2At some banks a pensioner receives a longer term than an employee approaching retirement.
- 3On a loan of 600,000 lei, shortening the term from 25 to 10 years increases the monthly repayment by about 60%, according to an illustrative calculation.
- 4BNR Regulation 17/2012 limits repayments on a lei loan to 40% of net income, so a short term requires a higher income.
- 5Under article 41 of Emergency Ordinance 52/2016, a bank may not charge a penalty for early repayment of a consumer housing loan.
Buyers aged 55 and over often ask whether they are still the "right age" for a mortgage. In Romania age does not disqualify, but it changes the calculation: it shortens the term, and a short term increases the monthly repayment and the income the bank will want to see.
This guide explains how Romanian banks calculate the term, how much this affects the repayment, what needs to be presented when the income is from Israel, and which alternatives exist when the term is too short.
Up to what age do banks in Romania grant a mortgage?
It depends on the bank and the type of income, but the question always concerns the age on the day of the last payment. From that age the bank calculates the maximum term backwards. This is what the limits look like at several large banks, according to what has been published:
| Bank | Employees: maximum age at the end of the loan | Pensioners: maximum age at the end of the loan | Source of the figure |
|---|---|---|---|
| BCR | 63 for women, 65 for men | 75 | Bank website, October 2026 |
| Raiffeisen (Casa Ta Verde) | 63 for women, 65 for men | Not published on the product page | Bank website, October 2026 |
| BRD | 65 | 70 | Press report, January 2025 |
| Banca Transilvania | Not published in the report | 70 | Press report, January 2025 |
| CEC Bank | 75 for housing loans, without a separate breakdown | 75 for housing loans, without a separate breakdown | Press report, January 2025 |
Bank policies change, so the exact age is confirmed with the bank and in writing. What stands out in the table is the gap between an employee and a pensioner: the same person may receive a longer term after retiring than a year earlier. The bank's reasoning is that a pension continues for life, whereas a salary ends on the day of retirement.
At some banks a pensioner receives a longer term than an employee approaching retirement.
How much does the short term increase the monthly repayment?
The interest rate does not rise because of age. What changes is the number of months over which the debt is divided. The following illustration assumes a loan of 600,000 lei at an interest rate of 7.12%, the full variable rate that ING Romania published in October 2026 (IRCC of 5.57% plus a margin of 1.55%), in equal instalments, before insurance and fees:
| Term | Estimated monthly repayment | Net income required at the 40% cap |
|---|---|---|
| 10 years | About 7,000 lei | About 17,500 lei |
| 15 years | About 5,430 lei | About 13,600 lei |
| 20 years | About 4,700 lei | About 11,750 lei |
| 25 years | About 4,290 lei | About 10,700 lei |
The income column derives from Regulation 17/2012 of the National Bank of Romania (BNR), which limits total repayments on a lei loan to 40% of net income. Between 25 years and 10 years, the repayment on the same amount rises by about 60%. At age 55, this difference can decide whether the application is approved.

Your income in Israel: what will the bank want to see?
The bank is less interested in where the income comes from and more in whether it is documented, stable and sufficient for the repayment. The documents vary according to the type of income:
- Employees: payslips and confirmation of employment. The fewer years remaining until the retirement age the bank uses, the shorter the term.
- Pensioners: confirmation of a monthly pension and its amount. Ask in advance whether the bank recognises a pension from Israel, and how it converts it into lei.
- Self-employed: annual returns and tax assessments, usually for several years back.
Also check the residency requirement. Some products are intended only for residents of Romania: ING, for example, states on its mortgage page a requirement of residency in Romania and income in lei.
What can be done when the term is too short?
There are several ways to close the gap, and each has its own price:
- Increasing the down payment: a smaller loan over a short term can bring the repayment back into a reasonable range.
- A younger co-borrower: an adult child with an income can join as a borrower. Ask whose age determines the term, and remember that the co-borrower becomes a full party to the debt. The effect on the registration of ownership is worth checking with a lawyer.
- Waiting for retirement: at banks that extend the term for pensioners, a year or two of waiting may change the picture. This is a decision that requires a calculation and not an assumption.
- Financing in Israel: an all-purpose loan secured on a home in Israel. Under Bank of Israel Directive 329 the basic limit is 50% of the value of the home, and since the war a relief of up to 70% has applied, with a ceiling of ILS 200,000 above the 50%. According to a report in the business press, the relief has become permanent, and from 1 October 2026 new rules apply to calculating the repayment to income ratio.
- Spreading payments directly with the developer: this solves the age limit, but raises a material legal question: when is the property registered in your name, and what protects the money until then.
When is it better to buy without a mortgage?
There is no single answer. At age 60, a repayment of 7,000 lei a month for ten years can be a burden precisely in the years when income falls. On the other hand, a cash purchase locks a large part of your savings into a single property in another country.
One question helps decide: what will happen to the repayment on the day the salary becomes a pension? If the answer is troubling, the amount or the term is not right for you.
One factor works in your favour. Under article 41 of Emergency Ordinance 52/2016, on a housing loan to a private consumer the bank may not charge a penalty, compensation or any other cost for early repayment, in full or in part. ING reported that more than half of its mortgage customers repay early. In other words, you can choose the longest term the bank allows, and shorten it yourselves when convenient.
Who is a Romanian mortgage after 55 suitable for?
| More suitable | Less suitable |
|---|---|
| Documented and stable income for several more years, or a pension the bank recognises | The repayment over the short term is higher than is comfortable to pay after retirement |
| A significant down payment and a need for supplementary financing only | All income depends on work that will end within two or three years |
| Willingness to add a younger borrower, with an understanding of the legal implications | Adding a co-borrower without checking what it means for the debt and the ownership |
Before applying: how we build the plan
We start from the age and the income, not from the property: we build two or three financing alternatives, calculate the repayment in each, and prepare the list of questions for the bank. At the same time we check the contract against the payment schedule and the implications of adding a co-borrower for the ownership. The mortgage is signed before a public notary in Romania, accompanied by a lawyer licensed locally.
The information is current as of October 2026 and is not legal, tax or financial advice. Bank terms, including the maximum age, interest rates and margins, change. The calculations are for illustration only. Before deciding, it is advisable to obtain a written offer from the bank and to consult a mortgage adviser.
Frequently asked questions
Up to what age can a mortgage be obtained in Romania?
It depends on the bank and the type of income. At BCR, according to the bank's website in October 2026, the maximum age at the end of the loan is the statutory retirement age for employees (63 for women, 65 for men) and 75 for pensioners. At other banks 70 has been reported for pensioners.
For how many years will the mortgage be if I am 55?
As an employee, at a bank that calculates up to age 65, the maximum term will be about ten years. As a pensioner, at a bank that allows up to age 75, it can reach about twenty years. The repayment derives from the term, so it is worth calculating it before applying.
Does a Romanian bank recognise an Israeli pension as income?
There is no uniform rule. It depends on the bank's policy, the documentation and the currency. Ask the bank for an exact list of documents for a pension from abroad before you commit to a property.
Is there a penalty for early repayment of a mortgage in Romania?
Not on a housing loan to a private consumer. Article 41 of Emergency Ordinance 52/2016 prohibits the bank from charging a penalty, compensation or other cost for early repayment, in full or in part.
